Armstrong Creek is the gateway to the surf coast of Victoria and is one of the youngest suburbs of the City of Geelong in southeastern Australia. Officially set as a growth area in 2012, this suburb spreads over about 20 square kilometres just south of Geelong. Armstrong Creek occupies former parts of the suburbs of Connewarre and Mount Duneed.
The population growth of Armstrong Creek has been vibrant since it was officially declared a growth area. The suburb’s residents rose from less than 400 in 2011 to nearly 9,000 in 2020. For the Armstrong Creek-Mount Duneed area, the 2020 population was estimated at close to 12,000 residents.
Four major real estate developments are contributing significantly to the growth of Armstrong Creek. The quartet includes Ashbury, Charlemont Rise, Armstrong Estate of Villawood Properties, and Warralily.
With these property developments, the Armstrong Creek suburb is projected to provide 22,000 houses for up to 65,000 residents. Villawood Properties alone was reported to have already sold almost 90 per cent of its 3,000-lot development as of early 2021.
The magnet for Armstrong Creek, besides its large real estate developments, includes new local infrastructure. The suburb, according to the City of Greater Geelong, will incorporate government offices, schools, accommodation, and numerous shopping hubs. Upon completion, all these will create an expected 22,000 jobs.
Armstrong Creek Town Centre, one of the new attractions in the suburb, has already opened moving towards end-2021. Amongst its tenants are popular traders, such as KFC, Dan Murphy’s, and Hungry Jacks.
At Armstrong Estate, the development has set a new Neighbourhood Activity Centre. It has also opened a new park, and a new Men’s Shed is scheduled for construction.
Armstrong Creek has also gained market attention because its house prices have remained relatively affordable despite the rising demand. Because of this, the area has become popular amongst young families and first homeowners. The median house price in Armstrong Creek is $650,000 for residences with two up to four bedrooms.
Still, there’s much to look forward to in Armstrong Creek. The $3.25 million, sustainable Sparrovale Wetlands project of the Greater City of Geelong is underway in this suburb. This project will not only capture the stormwater runoff from the Armstrong Creek development area. The project, which covers 500 hectares, will also be developed as an environmental preserve where locals can enjoy nature, water birds, and open space.
