Lovely Banks Suburb Profile
Lovely Banks is an up-and-coming residential area on the outskirts of Geelong with great potential to attract property investors and home buyers. Covering an area of about 30 square kilometres, it is located just 11 kilometres northwest of the city of Geelong.
Elevated Area and Charming History
The land elevation here rises quite abruptly from 30 meters to 100 meters above sea level. This elevated location provides overlooking views of the countryside, Geelong’s skyline, and Corio Bay. It is presumed that this scenic elevation is where the name Lovely Banks originated.
Lovely Banks has a charming history that traces back to the 1870s and ties closely with the development of Geelong. A United Methodist chapel and chapel were built in the suburb around that time.
The school was built on the grounds of the reservoirs that provide water supply to Geelong. These reservoirs are collectively called the Barwon Water Lovely Banks Basin and located on Anakie Road.
This facility is now listed on the Victorian Heritage Database. Its reservoirs preserve designs and technology of the 19th and early 20th centuries.
Real Estate Growth Area
Lovely Banks may be experience a renewed spark as a development hotspot. However its original development dates back almost 100 years when it was first subdivided in 1926 into 393 lots.
The stronger bid though for real estate development in Lovely Banks came much later in 2021. A partnership of major land developers has set a large master-planned community in the suburb under the proposed Northern Geelong Growth Area.
This growth area covers about 1,500 hectares where around 15,000 residential lots are projected for completion in the next 10 to 20 years. The first stage of the project is expected to begin shortly and targeted for developing around 2,500 lots.
Public amenities including extensive parkland are included in this first phase of the project estimated to cost a total of $2–3 billion.
The Makeup Of Lovely Banks
This huge Lovely Banks real estate development project can be expected to further boost this suburb’s population. Its 2021 census counted 2,782 residents, up from the 2,301 recorded in 2016.
The project is also poised to boost the dwelling count of 790 in Lovely Banks, 93.7% of which are occupied. Detached single-family homes dominate the residences in this suburb, accounting for 90.4% of all residences.
Homes in the process of mortgage purchase constitute 43.1% of the residences in Lovely Banks. Those fully owned account for 36.3% of the suburb’s homes, while 17.8% are rented. Besides single-family homes, listings of real estate for sale in Lovely Banks include apartment units, lots, and acreages.
The median age of Lovely Banks residents is 37 years, with those under 18 comprising nearly a quarter of the population. The majority (55.3% as of 2021) of the suburb’s households are families with children.
Abundant Local Amenities
School-age children in Lovely Banks can be enrolled in the Geelong Baptist College on Anakie Road. This co-educational school was founded in 2002 and provides primary and secondary education.
The Geelong Rifle Club on Hams Lane is one point of interest in Lovely Banks. It provides a friendly, well-equipped, comfortable, and safe venue for rifle shooting.
Living in Lovely Banks puts its residents conveniently close to various amenities in its neighbouring suburbs. In Norlane just southeast of Lovely Banks, various sports facilities are available at the Leisuretime Sports Precinct.
Elcho Park on the northeast border of Lovely Banks is home to an equestrian centre. This facility in Lara is set up for horse riding, complete with dressage and show jumping arenas.
Driving southwest, it will take only about 15 minutes for Lovely Banks residents to get to the heart of the city of Geelong. The city centre offers a wide selection of shopping and dining precincts as well as indoor and outdoor recreational destinations.
